One simple rule
If it is part of the finished suite you can see and touch, it is included in your fixed suite price. If it is underground, at city hall, or an upgrade you choose — it is itemized on top, in writing, before you sign.
The five parts of your investment
1. Your suite price — fixed, set today
The complete above-grade, fully finished home: high-performance building envelope, full interior finishes and fixtures, kitchen, bath and appliances, and project management through to final walkthrough. This number is quoted for your model and does not move. Browse our models and starting prices.
2. Design & permit package — flat $15,000 + HST
Architectural drawings, structural engineering, and full permit application management. One known number, paid to us — we handle the city so you do not have to.
3. City administrative fees — at cost, no markup
Zoning review, building department review, education levy where applicable, and a refundable curbside damage deposit. Most clients budget $5,000–$9,000, and roughly $3,000 of it comes back. 4. Below-grade & utility work — firm quote after your site assessment
From $25,000 for a standard site: a 4 ft service trench, concrete slab foundation, and water, sewer and hydro connections. Site-specific factors — longer trench runs, a sewage pump, hydro upgrades — can increase it, which is why we quote it only after seeing your lot. You get a firm number, not an estimate.
5. Your upgrades — optional, only if you choose them

Why we price it this way
Above-grade construction is predictable — factory-precision modules, known finishes, known labour — so we fix it. Below-grade conditions and city fees vary lot by lot. Quoting them separately means you never pay a padded “just in case” price baked into the suite, and you can compare our numbers directly against any other quote.
